Chase Tower price tag: $5.4 million

It appears that developer got Chase Tower for a little over $2 a sq. foot. I'd call that a bargain

Gallina plans to turn the 13th-26th floors into apartments and condominiums.

Wow, I worked on both the 18th and the 20th floors there.  I've worked in seven different buildings in downtown Rochester over the past 32 years (God, I'm old), including the one I'm in now.  One is now abandoned (65 Broad Street), two are now or will be partially residential (44 Exchange Street and the Chase Tower) and in another, the Legacy Tower (formerly B&L) the floor we occupied has been empty since we left there four years ago.  I'd say downtown Rochester needs a major kick in the pants.

Also, windows going in on the tower section of Midtown Plaza.  In it's day, it was an awesome place to shop and see santa.

A lot of young people want to live in downtown, trendy, hip urban areas AND they want to work nearby.  All of this could be good to your local economy.  BTW, a friend of mine has a 60th floor Studio Apt in the NYC theatre district (across from Becco and has a great view to the Hudson River and NJ).  Her entire apt is the size of my good-sized eat-in kitchen and foyer.  Monthly price tag..... $3,000.00.  Yeah, those numbers need that salaries to go along with them and an economy to support it all.  Fingers crossed for Rochester.

Don't trust a reporter's math. (There's a reason why the newspapers used to employ editors.) The cost is more like $21 per square foot.
